I'm buying a house!

Yes, really!

It's a new construction townhome, 3/2.5 two story, 1 car garage and 1700sqft. It's in a gated community that's about 70% built, has a community pool and a big private pond with walking trails and whatnot. Normally the community is a build-to-order but the one I'm buying is one the buyer backed out on which is why I'm getting such a good deal. All the new models have 8' ceilings on the 1st floor too, the older ones like mine have 9' 4".

Outside:


In the living room, that's the front door straight ahead, kitchen to the right. There's hella storage under the stairs, and more in a closet on the right. The half bath is on the left right by the door, and door to the garage is on the right.


Standing where the kitchen and dining room meet, TV will go against the far wall here:

We have an appliance department at work, and I'm getting a hella awesome deal on my refrigerator, microwave and washer/dryer, so it's cool with me that it didn't come with the unit. Range is an upgraded flat top, dishwasher is on the left.


Landing at the top of the stairs. Gotta figure out something to put here... Double doors to the master, behind me are the laundry room, both bedrooms and the second bath.


Standing in the master, door on the left is a walk in closet that is entirely too big, and the other door is the master bath. Bath is on the small side and has a shower/tub combo instead of a stand up shower. Of the few things I'd change about the unit, the master bath is one of them.


View out the master bedroom, I know it looks like swamp but it's just green space, we're not at a flood risk (any more than the rest of Florida, at least). They aren't developing any of this.

It's kinda tight upstairs to get decent pictures, so that's all I'll bother posting at least until I get some furniture in and whatnot.

I'm going crazy shopping for furniture and buying shit. I found a couch/loveseat I really dig at LayZBoy but it's like $3k! So I think I'm going to steal moms living room set and let her buy the new one. I'm also taking my current bedroom set for the spare room, and my computer desk to put in one of the bedrooms for an office. Still looking for furniture for the master and dining room.

I close November 4th and if all goes well, I'll have things painted and furniture moved that weekend.

PS: Why the fuck do people order 42" cabinets? I'm not exactly short and can only reasonably access half of my cabinets.

welcome to my world. i have a step stool permanately in my kitchen and i still need to stand on the counters to reach the top shelves.

congrats btw! place looks awesome. we bought our furniture from lazyboy and they are hella expensive but quality it worth it. what colors are you thinking of painting it?

Yeah, the stuff I'm stealing from my folks is Lazyboy, it's just not as nice as the set I looked at. The ones I wanted had dual recliners in the couch and the loveseat was dual recliners with a console and cupholders.

No effing idea on color. Down stairs will probably be mostly varying shades of brown, but I'm leaving all that stuff up to my sister and just doing what she tells me would look good.

Anything but the white it is now is better as far as I'm concerned, kinda feels like a hospital or something.

$149k. According to the property appraiser website, they only sold one unit cheaper ($148k) and most of my floorplans ran $170-$190k. There's a fuckton of options for the houses though, so it's hard to tell for sure how awesome of a deal I got.

My car just barely fits in the garage though. Only room to open one door really.

BUT, there is room for a motorcycle to sit on the front porch.

deff. nice price on the 149K

but like you said you wont know on the "deal" factor untill you know what the 170Kish come with.. like are those 2 car, or are their kitches upgraded with some shit... i cant believe how much builders can get out of JUST kitchen options

None of em are two car, and yeah, the kitchen upgrades get INSANE. Some of my model sold for $220k+, it's crazy.

yeah when my dad bought into his town home the guy next to him's was the exact floor plan just a mirror immage, and he paid like 20-30K MORE for it... back in like 1993. and the kitchen was his ONLY upgrade

doesnt sound all that sticker shocking???

Dad paid 65K for the whole house.. so his neighbor put up almost 50% more for just 1 room worth of upgrades

i was super happy when i saw our new place and everything was already pre-painted in the colors i would have wanted. we could have painted if we wanted but now we don't have to.
